Tallahassee, the Big Bend and nearby South Georgia

Requests come from a region that stretches from the Gulf-facing lowlands of Wakulla County up across the Georgia line. The buildings and the water problems change as you move through it.

One region, several distinct moisture patterns

Close to the coast in Wakulla County, high water tables and storm surge push moisture up from below and in from outside. Inland around Tallahassee, clay soils and dense tree canopy hold water against foundations long after the rain stops. East through Jefferson and Madison counties, older rural housing on pier foundations means crawlspaces do much of the region's suffering.

North of the state line, Thomasville, Cairo and Bainbridge share the same humid summers and tropical remnants, with a housing stock that includes a large share of historic homes and materials that predate modern moisture control. Agricultural and commercial buildings add large open spans that are difficult to dry without proper equipment.

Knowing which part of the region a property sits in matters when a request is routed — travel time, equipment needs and the type of provider involved all differ.
